Where Asbestos Contamination Occurs

Asbestos and asbestos containing materials (ACMs) can contaminate built structures and natural environments and often persist decades after
development. This creates exposure risks for communities long into the future.

Contamination is often caused by:

Building demolition and renovation

Guidance documents that outline how to conduct site investigations, report contamination, engage auditors and develop remediation plans.

Historic waste disposal

The NEPM for Assessment of Site Contamination provides the national framework for site investigation and risk assessment. In WA, this is used in conjunction with DWER’s requirements.

Storm damage and erosion

Any person who knows or suspects land to be contaminated is required to report it to DWER. Sites are then assessed and, if necessary, classified on the public Contaminated Sites Database.

Disturbance during development

For higher-risk sites or complex contamination, certified contaminated sites auditors may be required to review investigations, remediation, or site management plans before they are accepted by DWER.

Even on sites that fit these criteria, asbestos cannot be reliably identified by sight alone.
It is critical you engage an experienced abatement and remediation company to conduct a comprehensive asbestos investigation.

West Soil & Water’s Asbestos Contamination Services

Our management process is designed to meet the requirements of Western Australian legislation, including the Contaminated Sites Act 2003, the Occupational Safety and Health Regulations 1996 and the Work Health and Safety (General)Regulations 2022.

We provide assistance to cover the whole lifecycle of contamination:

Preliminary and/or Detailed Asbestos Investigations, which could include:

Desktop assessments and historical land use reviews

Site inspections and sampling of soil, dust and manmade materials

Laboratory testing (at NATA-accredited facilities)

Our investigations are designed to identify the type, concentration and extent of asbestos contamination on a given project. The results can be used to inform the most effective management and remediation strategy.

Where contamination is confirmed, our team offer remediation solutions, in conjunction with our licensed asbestos removal contractors, that include:

+ Quick and controlled removal of asbestos/ACMs, minimising the cost of inaction

+  Containment strategies

+ Soil excavation and replacement

+ Validation testing and post-remediation to assist with your compliance reporting

WSW’s consultants are well versed in environmental and workplace health standards and will ensure all works are carried out in a compliant manner, protecting workers, future occupants and surrounding communities.

Health and Environmental Risks:
Why Proper Asbestos Management is So Important

When airborne, asbestos fibres can remain suspended for long periods and are easily inhaled. Long term human exposure is linked to a range of severe health conditions, including asbestosis, lung cancer and mesothelioma.

But asbestos is equally damaging to WA’s natural environment and can:

Spread through dust, runoff or wind.

Degrade land and leave it unsuitable for redevelopment

Trigger costly remediation works and strict regulatory involvement on existing projects

Engaging an experienced contractor ensures all risks are properly managed and your operation can continue safely and compliantly.
